2. Select Only the Property Types You Actually Need
If your priority is Office, do NOT select Retail, Warehouse, Restaurant, or other types. Selecting unnecessary property types reduces accuracy and produces irrelevant listings.
3. Location Strategy (State → County → City → Submarket)
To get the best results:
- Choose one primary state
- Select one main county or city
- The first 10 listings should be from the same region
- The next 10 listings can be:
- Different regions
- Different property types (Retail, Warehouse, etc.)
- Alternative options
This ensures both focused results and expanded alternatives.
For efficient real estate research and accurate filtering, we recommend selecting:
- 1 state
- 1–3 counties
- 1–5 cities
This ensures relevant and prioritized results.

4. Use the Short Descriptions Under Each Field
Each field includes a short explanation directly under the field. Read these before entering data to avoid mistakes:
- Sq Ft: Usable interior space
- Lot Size: Total land area
- Cap Rate: NOI / Purchase Price
- Lease Term: Length of rental agreement

The platform reviews publicly available listings across major real estate platforms and processes them using AI-driven filtering, multi-criteria ranking, real-time data analysis, and custom scoring algorithms. No private databases or restricted data sources are accessed.
3. How accurate and up-to-date is the information?
The system analyzes recently published public data, typically updated within 5–15 minutes depending on the source platform's refresh cycle.

17. Why did I request 10 listings but receive 0?
Strict filter combinations can produce no exact matches in a given area. Unified search now uses fallback logic to keep searching — secondary sources and partial matches — so results are returned whenever they genuinely exist, rather than stopping at the first empty response.
18. Why does the system use fallback sources?
Each platform crawls one domain at a time and does not merge results with the others on its own. When your primary source (e.g. Crexi for commercial) doesn’t have enough matching inventory, the system automatically checks the other configured platforms and merges genuinely matching results in, rather than showing an empty report when inventory does exist elsewhere.
