Each category has its own filter set. Choosing the correct category ensures accurate results.

2. Select Only the Property Types You Actually Need

If your priority is Office, do NOT select Retail, Warehouse, Restaurant, or other types. Selecting unnecessary property types reduces accuracy and produces irrelevant listings.

3. Location Strategy (State → County → City → Submarket)

To get the best results:

• Choose one primary state
• Select one main county or city
• The first 10 listings should be from the same region
• The next 10 listings can be:
  • Different regions
  • Different property types (Retail, Warehouse, etc.)
  • Alternative options

This ensures both focused results and expanded alternatives.

4. Use the Short Descriptions Under Each Field

Each field includes a short explanation directly under the field. Read these before entering data to avoid mistakes:

• Sq Ft: Usable interior space
• Lot Size: Total land area
• Cap Rate: NOI / Purchase Price
• Lease Term: Length of rental agreement

5. Prioritize Your Needs Before Submitting

Decide your primary need (Office, Retail, Warehouse, Multifamily, etc.) and select only the filters that match that priority.

6. Submit the Form

After completing all fields, you will receive a confirmation email summarizing your Category, Filters, Location, and Order details. The scraping system generates listings based on the exact filters selected.
